October 2026: Mortgage Protection, Market Updates & A Little Fall Inspiration

General

Posted by: Greta Berg

Fall is officially here! As we settle into October, it’s a great time to reflect on what matters most: our homes, our families, and the financial decisions that help protect our future.

This month, we’re talking about the importance of mortgage protection insurance, what could be ahead for Canadian interest rates, and a few simple ways to make your home more comfortable for your four-legged family members.

And because it’s October, we’ll throw in a little Halloween fun along the way!

Did You Know? The Great Yukon Land Giveaway

Here’s an interesting piece of Canadian history!

In 1955, Quaker Oats launched a unique marketing campaign by purchasing 19 acres of land near Dawson City, Yukon, and offering customers the opportunity to own a one-square-inch piece of land.

The company distributed approximately 21 million land certificates inside boxes of Puffed Wheat cereal.

Unfortunately, the certificates weren’t legally binding, and the land was eventually reclaimed by the Canadian government in 1965 due to unpaid property taxes.

Today, those little certificates have become collector’s items!

It’s a fun reminder that while owning property has always been exciting, making sure your ownership and financial arrangements are properly structured is just as important.

Mortgage Protection Insurance: Is Your Family Covered?

One of the most common misconceptions I hear from homeowners is that their mortgage is already insured, so they don’t need additional protection.

The truth is, mortgage default insurance and mortgage protection insurance serve two very different purposes.

Mortgage Default Insurance vs. Mortgage Protection Insurance

If you purchased your home with less than 20% down, you were generally required to obtain mortgage default insurance through providers such as CMHC, Sagen, or Canada Guaranty.

However, this insurance protects the lender if you default on your mortgage. It does not provide financial protection for your family if something happens to you.

Mortgage protection insurance, on the other hand, is designed to help protect you and your loved ones financially.

Depending on the coverage selected, it may include:

  • Life insurance: Helps pay off your outstanding mortgage balance in the event of your death.
  • Disability insurance: Can help cover your mortgage payments if an eligible injury or disability prevents you from working.
  • Critical illness insurance: May provide financial assistance following a covered serious illness, depending on your policy.

Why Consider Mortgage Protection?

Think about what would happen if your household suddenly lost an income.

Would your family be able to comfortably maintain the mortgage payments?

Mortgage protection insurance can provide an additional layer of financial security, particularly for families with young children, households relying on one primary income, or homeowners who want peace of mind.

The Manulife Mortgage Protection Plan

At Peace Mortgages, we offer the Manulife Mortgage Protection Plan (MPP), which provides eligible homeowners with flexible protection options.

One of the benefits of this coverage is its portability. Unlike some lender-specific insurance products, eligible Manulife MPP coverage can remain in place when you move your mortgage to another lender, subject to the policy terms.

Depending on your selected coverage and eligibility, the plan may also offer temporary insurance during the application process, a 60-day money-back period, and certain premium waiver benefits.

Is mortgage protection insurance mandatory?

No! Mortgage protection insurance is completely optional.

Everyone’s financial situation is different, and existing life insurance or employer benefits may already provide some protection.

My goal is simply to make sure you understand your options and can make an informed decision about what’s right for you and your family.

If you’re unsure whether your current coverage is sufficient, I’m always happy to have that conversation.

Canadian Mortgage Rates: What Could Happen Next?

Interest rates continue to be a major topic of conversation, especially for homeowners with variable-rate mortgages or upcoming renewals.

According to economic commentary from Dr. Sherry Cooper, persistent inflation, elevated energy prices, and global economic uncertainty are creating pressure on central banks.

Will the Bank of Canada Raise Rates in October?

The Bank of Canada’s next scheduled interest rate announcement is October 28, 2026.

Dr. Cooper’s September outlook suggested that a 0.25% rate increase was becoming more likely, although another rate hold remained a possibility.

A key concern is inflation.

Higher energy prices can eventually impact transportation, food, and other everyday expenses. If those increases spread throughout the economy, the Bank of Canada may need to respond by raising interest rates.

However, a rate increase is not guaranteed. Upcoming inflation and employment data will play an important role in the Bank’s decision.

What Does This Mean for Your Mortgage?

It’s important to understand that fixed and variable mortgage rates are influenced by different factors.

Variable mortgage rates are generally tied to a lender’s prime rate, which is influenced by the Bank of Canada’s overnight lending rate.

Fixed mortgage rates are largely influenced by bond yields, particularly Government of Canada bond yields. We also watch the U.S. bond market closely because of its influence on Canadian financial markets.

This means fixed mortgage rates can move independently of Bank of Canada rate announcements.

If you have a mortgage renewal approaching or you’re wondering whether to lock in your variable rate, it’s worth reviewing your options before making a decision.

The right mortgage strategy depends on your financial situation, goals, and comfort level with potential rate changes.

Market commentary reflects an outlook, not a guaranteed future rate decision.

Home Is Where the Pets Are!

Our homes aren’t just for us. They’re also where our furry family members spend most of their time!

Whether you have a new puppy, a curious kitten, or a senior pet who prefers the quieter things in life, there are plenty of simple ways to make your home more comfortable for them.

Welcoming a New Pet

Bringing a new pet home is exciting, but it can also be overwhelming for them.

Start by creating a quiet, comfortable space with their bed, toys, food, and water.

Give them time to explore gradually, establish a consistent routine, and be patient while they adjust.

Creating a Pet-Friendly Home

A few thoughtful additions can make a big difference:

  • For cats: Consider window perches, climbing shelves, scratching posts, and water fountains.
  • For dogs: Interactive feeding puzzles, comfortable resting areas, and regular grooming can help keep them happy and healthy.
  • For puppies and kittens: Pet-proof your home by securing cords, removing toxic plants, and keeping small objects out of reach.
  • For senior pets: Ramps, pet stairs, supportive beds, and easy access to food and water can help make everyday life more comfortable.

After all, our pets are family, and they deserve to feel at home too!

October: A Month to Be Thankful

October is one of my favourite times of year. Between the beautiful fall colours, Thanksgiving, and Halloween, there’s plenty to look forward to.

Here are a few important dates this month:

October 10-World Mental Health Day

A reminder of the importance of looking after ourselves and those around us.

October 12-Thanksgiving

A time to slow down, appreciate the people in our lives, and reflect on everything we have to be grateful for.

October 18-Persons Day

A day recognizing the historic 1929 decision that helped advance women’s rights in Canada.

October 31-Halloween

Time for costumes, candy, and a little spooky fun!

And because we can’t let Halloween pass without a joke…

Why are ghosts so bad at lying?

Because you can see right through them!
